Terms and conditions

1. Once the booking is confirmed you have entered into a legally binding contract with the owner. No contract with the Owner exists until a completed booking form has been received with a deposit and a confirmation of the booking has been dispatched by letter or email.
2. 25% of rental confirms booking. (non refundable)
3. 75% balance invoiced thereafter: payable not less than 8 weeks prior to date of arrival.
4. Full Rental is payable in full on bookings made less than 8 complete weeks prior to date of arrival.
5. Cancellations – 100% refund within 24 hours after booking (provided the stay is at least 60 days away). Partial refund – 50% refund of the amount paid if cancelled at least 8 weeks before check-in. 25% refund of the amount paid if cancelled at least 4 weeks before check-in. No refund if cancelled less than 4 weeks before check-in.
6. We strongly advise Cancellation Insurance as it safeguards your interests.
7. If an owner has to cancel a holiday because of circumstances beyond their control a full refund will be made by the owner.
8. Prices quoted include Towels, Linen and heating/fuel.
9. Initial arrival at the premises should be from 4.00p.m. onwards; departure before 10am on the day of departure. This allows preparation time for the incoming occupants.
10. Anything damage during occupation should be reported to the Owner immediately so replacements/repairs can be organised. Any costs incurred may be invoiced later.
11. The property should be left on departure as found on arrival: clean and tidy. A Good Housekeeping deposit is required. £100 per booking. It should be sent with the booking but dated for the start of the holiday. The cheque will be shredded or returned to you after the holiday if the house is left in good order.
12. Up to 2 well behaved, house trained dogs are welcome by arrangement – £15 per dog. Dogs must NOT be left alone in the property. They are not allowed in bedrooms or on the furniture. Owners are expected to clean up after their dogs.
13. The property is designed and equipped to accommodate up to 4/5 people. (Max 4 adults)
14. Over occupancy is not permitted.
15. The owner should be advised as soon as possible of any problems. Don’t wait until after the holiday as complaints can not be dealt with subsequently.
16. PLEASE DO NOT smoke inside the property.
17. Off road parking is at the back of the property is available for 2 vehicles.
18. The owner shall be allowed the right of entry to the property and/or gardens at all reasonable times to carry out any necessary repairs or maintenance. Right of entry without notice is reserved at any time during an emergency.
